A trip to our Nation’s Capitol is made much easier for seniors if it includes plans to buy or rent a power wheelchair or mobility scooter. Seminar Expert Says Greeting Everybody Is Not Optional!

Let’s say you’ve been selected to teach a class at the local university or to run a session at a chapter of a trade association.

First, consider yourself lucky. You’re getting a chance to “serve,” and it’s good for you to feel you’re making a contribution, which I’m sure you’ll do.

But there is a great responsibility that comes with leadership of this sort. It is your job to make sure as many participants as possible feel good about the experience.

I could, and who knows at this pace I just may, articulate hundreds if not thousands of details that make a difference in creating the right climate for learning. But in this article, I’m just going to mention one.

It is essential you GREET EVERYONE!

How do you do this?

As people are filing in, simply make a point to say “Hi” or “Hello” or “Welcome!”

Yes, this is exactly what airlines (at least used to) do when you board. The flight attendant is there to break the ice and point you to the right aisle.

Your warm greeting does several things:

(1) It says to the attendee that he or she made a wise decision in signing up for your session. It is being conducted by a real human being and not by a robot or an egomaniac.

(2) It makes the learner feel “known,” and when this happens, we relax and we’re more likely to participate in the session to come by asking questions and making comments.

(3) It gives you a chance to connect, and this relaxes YOU. Instead of receiving cold stares back when you begin, you’ll be addressing warmed-up people.

(4) It gives you an early heads-up about anyone that could be a problem. If you get wacko nonverbal back, it just gives you the impetus to work a little harder to bring that person into the fold.

(5) It reminds you that these folks are customers, we serve them.

Cut out this step and I assure you that your seminars will be unduly challenging.

Think of it this way. Jay Leno and David Lettermen, two multi-millionaire famous guys, ALWAYS warm-up their audiences, and while they can’t shake hands with everybody, they often greet the people in the front rows.

They’re pro’s, and they know what they’re doing.

Write Mini-Articles for Profit and Pleasure

Mini-articles, sometimes called ‘briefs’ or ’short takes’ can be anything from 200 to 500 words long, and they bear close similarity to everyday fillers, being both easy to produce and very rewarding if published. This is what you need to know to generate regular income from writing mini-articles.

* Writing mini-articles is a good way to get yourself known to editors who may commission you for longer features later.

* Begin by writing about subjects that interest you in magazines you read yourself.

* Watch out for special sections in some publications, where editors invite features on a common theme, sometimes a recipe or poem, frequently complaints, and so on.

* Anniversaries and celebrations are ideal subjects for you to concentrate on. Christmas, historic events, celebrity birthdays, make popular fillers for most publication types.

* Sentences and paragraphs should be short and punchy. Longer sentences and paragraphs look out of place and make hard work of reading these shorter pieces.

* Try to be different. Even if the subject is common, look for an unusual feature or aspect to focus on. Make it one that readers can relate to and make sure nothing similar has featured recently.

* Start by listing all main points you might include in your mini-article. List these in order of importance, from ‘1′ for most important down to however many points there are. This is usually the order they will take in your finished piece, but not always, and some editors favour keeping the most important, sometimes second most important piece to close the feature. Careful market research of your target magazines will help you spot what editors like and will increase your success rate.

* Stick to the article’s focus. Make sure each word deserves its place in your manuscript. Go through with a highlighter pen, marking essential pieces and looking for any that might be deleted.

* Avoid all unnecessary duplication. Look for related facts – similar or opposing – which might combine to form one sentence.

* Make your lead as strong as possible. Try including something to shock readers or search for odd and little known fact about your subject. Anything to attract and retain reader interest. This is what will compel the editor, and ultimately his readers, to finish reading your work.

* Try to get on as many press release mailing lists as you can. Press releases are an invaluable source of ideas for all kinds of manuscript. To illustrate, I recently received a press release from Dog’s Trust, formerly the National Canine Defence League, telling me that a new NCDL site was being opened close by. Celebrity Loyd Grossman was opening the event. From this tiny scrap of information I received several commissions to report on and photograph the event for dog lovers’ magazines.

* Don’t combine two or more subjects, albeit related. If you have too much material, save some for a future article on the same subject.

* Don’t pad your work. If you don’t have enough material for an article in your target magazine, rewrite your work for another magazine or research for further information.

* Do not use long, complicated words when everyday words will do. Articles should be easy and enjoyable to read.

Chapter Seven Bankruptcy

There are two options for filing bankruptcy as a single person or married couple, chapter 7 and chapter 13 bankruptcy. Chapter 7 is often called liquidation as all of your property that is not exempt is sold in order to pay off your debts that you claim in the bankruptcy. Exempt property is that property that the bankruptcy court allows you to keep in order to continue living a normal life, like a automobile, clothes, furniture to sit on, etc. States are allowed to set different bankruptcy exemptions, as well as a set of Federal exemptions that can be used in some states.

In order to qualify to file a chapter 7 bankruptcy petition, cannot be a business or farm, must be an individual, you must complete a credit counseling course from an commissioned agency inside the 180 days before filing for chapter 7 bankruptcy relief, and pass the means test which is completed with your bankruptcy petition.

In a ch 7 bankruptcy petition, you will have to file statements that list your debts, assets, income and expenses. The bankruptcy court may also request to see tax returns, pay stubs and credit counseling certificate. Bankruptcy filers who are married must provide the spouses data even if they are not going to file bankruptcy together so the bankruptcy court can determine your ability to pay the debts.

When finishing your petition, you will have the option to keep paying and saving your property if you are able to, such as your home or car, by making a reaffirmation agreement with the creditor. By reaffirming the debt you are acknowledging that you intend to make payments. If the trustee approves your reaffirmation agreement, the creditor may be able to repossess the property if you do not pay.

When you file your chapter 7 bankruptcy petition you will have to give a filing fee of $299. This fee can be paid in installments, up to 4 no later than 120 days after you file. Once filed, the bankruptcy stay is in effect, creditors cannot call, collect or file lawsuits. Each of your debts will be advised that you have filed bankruptcy and yielded a chance to reply. A meeting of the creditors, a 341 meeting, will be called within 20-40 days of filing the petition. During this meeting, the trustee and your creditors may ask questions about your petition.In the next 10 days the trustee rules on whether your case is abusive. A presumption of abuse by the trustee can result in being forced into a chapter 13 bankruptcy.

The bankruptcy trustee is then responsible for liquidating your assets that are not exempt, meaning they are not protected by filing bankruptcy, and giving the proceeds from the sales to your unsecured creditors. After liquidation a discharge is granted to you, which wipes out the rest of your debts.
